Gutter survey in Rock-a-Nore: what you get

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen, from ground level, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey eaves gutters, downpipes and parapet and box gutters, and the problems we’re asked to look at most are water spilling over the gutter edge and gutters that have fallen out of line.

In a smaller place like Rock-a-Nore, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why get it checked now?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. In a smaller place like Rock-a-Nore, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Why us?

  • Thermal imaging and drones used where they help
  • Independent findings on the roof’s condition
  • Plain-English reports with photos
  • More than 20 years surveying roofs

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a gutter survey looks like in Rock-a-Nore

Rock-a-Nore is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near Ebenezer Particular Baptist Chapel, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you run a business near Priory Meadow Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Signs you need a gutter survey in Rock-a-Nore

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

A survey makes sense if you’ve noticed:

  • Blocked outlets and hoppers
  • Gutters that have fallen out of line
  • Gutters full of debris and silt
  • Downpipes that are split or coming away

If you look after a building like Ark Castledown Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year
  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

FAQs for Rock-a-Nore

Does being near the coast affect roofs in Rock-a-Nore?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Rock-a-Nore within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How do I arrange a gutter survey in Rock-a-Nore?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Roof by roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to a smaller place like Rock-a-Nore is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
