Thermal roof survey in Rock-a-Nore: what you get

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We’re often asked to look into wet areas near outlets and upstands and possible trapped moisture under a flat roof covering, on loft conversions, commercial roofs and insulated roof spaces.

Around Rock-a-Nore, lots of roofs are low enough to see partly from the garden or the street. The parts you can’t see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from the ground misses.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Flying and imaging in Rock-a-Nore

The coast is about 1 mile or less from Rock-a-Nore, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For businesses in and around places like Priory Meadow Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. Anyone responsible for a site like Ark Castledown Primary Academy will know that thermal images can show where wet insulation sits under a big flat roof. For hotels and guest houses around Rock-a-Nore, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Why act early in Rock-a-Nore

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Tradespeople may need to travel further to a smaller place like Rock-a-Nore, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Common questions in Rock-a-Nore

Do you cover Rock-a-Nore?

Yes, Rock-a-Nore is one of the places we work. The survey and report are the same in Rock-a-Nore as anywhere else, and visits run on weekdays and weekends.

Will you come out to Rock-a-Nore?

We do. Villages and rural addresses get the same survey as a town house.

Can you do a thermal survey in any weather?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

How long will you be at the property?

Expect it to take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Clear a path to the loft hatch before we arrive
  • Check from ground level or a window, never by climbing
  • Keep the report to compare against after any repair
  • Keep the heating on as usual before a heat loss survey

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

How the survey works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Rock-a-Nore is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room

Book a survey

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment
