Thermal roof surveys for homes and businesses in America Ground

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. We survey flat roofs, loft conversions and pitched roof slopes, and the problems we’re asked to look at most are thin or uneven insulation in the roof and damp patches with no obvious cause.

Around America Ground, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

America Ground questions

Will you come out to America Ground?

Yes. America Ground is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you carry out roof surveys in America Ground?

Yes, America Ground is one of the places we work. Every survey there gets the same written report with photos.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Is thermal imaging useful on pitched roofs?

It can help, but the results are frequently less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Being in a smaller place like America Ground does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Clear the way to the loft hatch
  • Let us know about any leaks, stains or damp patches you know of
  • Make sure we can get to the back of the property

What a thermal roof survey looks like in America Ground

America Ground lies within about 1 mile of the sea, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for example near Priory Meadow Shopping Centre, a commercial roof can be photographed from above without anyone walking on it. Hotels and guest houses near America Ground can’t easily close rooms for a leak, so it pays to find faults before guests do.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Landlords, agents and block managers in America Ground

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep dated photos of any marks on ceilings
  • Keep a record of when stains appear
  • Heat the home normally on the days before
  • Check outlets after heavy rain

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Tradespeople may need to travel further to a smaller place like America Ground, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
