Chimney surveys in America Ground

About our chimney survey in America Ground

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We survey flaunching, brick chimney stacks and shared and party-wall stacks, and the problems we are asked to look at most are damaged chimney pots and cowls and spalled or crumbling bricks.

Around America Ground, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Honest limits

It’s a careful look at the chimney stack, not the whole story. Its limits include:

  • Whether a stack needs rebuilding on structural grounds
  • Whether the flue is safe to use
  • Checks on boilers, fires or their flues

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.

Why act early in America Ground

A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Homes in smaller places like America Ground can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

Take a look at what a roof survey costs and what we found on two real jobs.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to America Ground is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

What a survey costs

Several things affect the price of a survey:

  • House, block, shop or office
  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • What made you get in touch
  • Any photos you have, taken from ground level or a window
  • Where water is showing inside, if it is

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Ask about consent before removing a chimney on an older property
  • Book a sweep for flues that are in use
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Never climb onto the roof to look at a chimney

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

What a chimney survey looks like in America Ground

The coast is about 1 mile or less from America Ground, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as University School, a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Linton Gardens shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you run a business near Priory Meadow Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

America Ground questions

Is my home in America Ground listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do roofs near the sea, like those around America Ground, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Is it a problem to have an unused chimney?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it’s capped and its condition, so you can plan what to do with it.

What happens next?

The report arrives by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
