- Sagging ridge lines or uneven roof slopes
Prices for pre-purchase roof surveys in America Ground
What a survey costs depends on the time and equipment it needs. The main factors are:
- The size of the roof
- Whether you choose the Basic, Standard or Premium Survey
- The number of roofs, including extensions and garages
- Whether it is a home or a commercial building
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
Booking your survey
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- Any deadline, such as an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- The style of property, from a terrace to a block
- Whether there’s a loft hatch, a shared roof or tricky access
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.
Pre-purchase roof survey in America Ground: what you get
We survey roofs for buyers in America Ground and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, phone 07833 053749 or email us. If you are worried about worn or lifted lead flashings and slipped or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.
Bungalows, chalet bungalows and older cottages are common in smaller places like America Ground, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around America Ground. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What this survey can’t tell you
It is a careful look at the roof, not the whole story. The main limits are:
- How a seller will respond, or what the house is worth
- What’s under the slates, tiles or felt
- Confirmation of asbestos in cement sheets or soffits
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and does not.
What this survey covers
- The roof space
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Natural slate
- Chimney stacks
- Lead flashings and valleys
- Gutters and downpipes
Signs you need a pre-purchase roof survey in America Ground
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
It’s worth booking a survey if you’ve seen:
- Signs of past leaks inside the loft
- Slates or tiles that have slipped or gone
- Ponding, blisters or splits on a flat roof
- Patch repairs that may hide an ongoing problem
If you own a rental within reach of Hastings station, a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- What insurance they carry
- Their drone registration, if they fly one
- Which limits apply to the survey
- Will the report include photos?
Questions from America Ground
Will you come out to America Ground?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do roofs near the sea, like those around America Ground, take more of a battering?
It can do. Within about 1 mile of the sea, as America Ground is, metal fixings wear faster and gales find any loose ridge or slate.
Will you need to get into the loft?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. In a smaller place like America Ground, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Before the survey
- Mention any parking restrictions on your street
- Note where any stains or damp appear
- Leave side gates unlocked

Can I check my roof myself?
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Look for fresh paint on upstairs ceilings at viewings
- Check the lease for roof repair responsibilities
- Let us know your timetable
- Do not leave it until just before exchange
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.
Pre-purchase roof surveys around America Ground
America Ground lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Take an older house close to Holy Trinity Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
