Pre-purchase roof surveys for Blacklands homes and businesses

Surveys for landlords and agents in Blacklands

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

How a pre-purchase roof survey works in Blacklands

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner, with costs frequently passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. We survey the roof space, natural slate and lead flashings and valleys, and the problems we are asked to look at most are flashings that have lifted or split and a ridge or slope that dips.

Bungalows, chalet bungalows and older cottages are common in smaller places like Blacklands, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Blacklands. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Do you need a pre-purchase roof survey in Blacklands?

The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

People normally book a survey after spotting one of these:

  • Bitumen or mortar used in place of proper repairs
  • Slipped or missing slates and tiles
  • Lead that has worked loose at a wall or chimney
  • Ponding, blisters or splits on a flat roof

For an older house near a landmark such as Christ Church, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top
  • What exactly goes into their report
  • Are they insured for the work?

What to expect from a roof survey

How it works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. A visit to Blacklands is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • For flats, make sure roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at
  • Dig out any old roof reports or invoices

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Related advice

Different roofs, different checks

Natural slate

Many older homes in London and the South East have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Why get it checked now?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Around Blacklands, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Blacklands: your questions answered

Is my home in Blacklands listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is the coastal weather around Blacklands hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Will you climb onto the roof?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.

What affects the cost of pre-purchase roof surveys

All our prices include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

Here’s what helps us most when you get in touch:

  • The type of building and roof, like pitched or flat
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? It is easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

Local roofs and buyers in Blacklands

The coast is about 1 mile or less from Blacklands, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For landlords with property near Ore station, a written report helps before buying a rental or paying for a new roof on one.
