Surveys for landlords and agents in Blacklands

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Landlords, agents and building managers in Blacklands and across East Sussex can book any of our surveys. For a price for a let property or a block, call 07833 053749 or drop us an email.

Roof survey in Blacklands

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’ve noticed loose chimney pots and cracked or blistered flat roof coverings, we can find out what’s behind it, whatever the roof.

In a smaller place like Blacklands, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits

It is useful to know what a survey won’t do before you book:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A full building survey of the property

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to Blacklands is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

How to prepare

  • Leave side gates unlocked
  • If you’re buying, check with the agent that we can get in
  • Move anything stored under the loft hatch

Advice

Roof by roof

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

FAQs for Blacklands

Will you come out to Blacklands?

Yes, Blacklands is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Ore station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or send us an email with the address and some details.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Roof surveys in Blacklands: local notes

Blacklands lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For site and facilities teams at buildings such as Ark Blacklands Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park like Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Blacklands is about 1 mile east of Hastings, in East Sussex. Surveys in Blacklands work the same way as everywhere we cover: a careful inspection, photographs and a written report. Blacklands is one of the towns and villages in East Sussex we cover for roof surveys. You can also see our page for Maidstone.

Do you need a roof survey in Blacklands?

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.

People typically book a survey after spotting one of these:

  • Debris building up in roof valleys
  • Ponding, splits or blisters on flat roofs
  • Water stains on rafters and ceiling joists
  • Worn lead at chimneys and abutments

If yours is one of the older homes in the streets near Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
