Roof survey in St Helen's

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, chimney stacks and flat roofs, and the problems we’re asked to look at most are blocked, sagging or leaking gutters and flashings that have come away from the wall.

Around St Helen's, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Surveys for landlords and agents in St Helen's

Landlords, agents and building managers in St Helen's and across East Sussex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks frequently start there.

Natural slate

Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

What a roof survey looks like in St Helen's

St Helen's lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Ore station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near Priory Meadow Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we cannot see

To be straight with you, a roof survey has limits:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that’s a structural engineer’s job)
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. What our survey covers.

  • The roof space
  • Lead flashings
  • Ridges, hips and valleys

  • Clay and concrete tiles

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. For a survey in St Helen's, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed
  • If you’re buying, check with the agent that we can get in

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Signs you need a roof survey in St Helen's

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Most people get in touch after spotting one of these:

  • Slates or tiles that have slipped or broken
  • Cracked mortar along the ridge
  • Standing water on a flat roof
  • Crumbling chimney pointing or cracked flaunching

Take an older house close to St Peter & St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for St Helen's

Is my home in St Helen's listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is St Helen's within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.
