Blacklands: your questions answered
Can you fly a drone over a roof in Blacklands?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
Will you come out to Blacklands?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What’s in the report?
Written findings with photos, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
How a drone roof survey works in Blacklands
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we will say so. We survey valleys and parapet gutters, flat roofs on upper floors and chimney stacks, and the problems we are asked to look at most are cracked mortar along the ridge and tired mortar and pots at the top of a stack.
Older cottages and houses around Blacklands may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours at a house, including the airspace and weather checks before take-off. A visit to Blacklands is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You give us the address and let us know about the roof.
- We check the airspace and seek any permission needed.
- We assess the conditions and the take-off spot first.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- We email the report with close-up photos and recommendations.
How to prepare
- If you’re buying, check with the agent that we can get in
- Make sure we can get to the back of the property
- Leave a clear route to the loft

For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
What we can’t see
Before you book, it is worth knowing what a survey won’t do:
- A flight where airspace permission is refused
- Structural calculations (that is a structural engineer’s job)
- Roofs and gardens beyond the one we are surveying
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.
Roof types and parts we check
- Valleys and parapet gutters
- Chimney stacks
- Flat roofs on upper floors
- Fragile roofs
- Tall and steep roofs
- Large and complex roofs
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Do you need a drone roof survey in Blacklands?
Many roofs are never seen properly from ground level. You cannot see the back slope, the valleys or the chimney tops. Problems in those places frequently go unseen until they leak.
Typical things we are asked to look at include:
- Ridge pieces that have lifted
- Slates or tiles shifted by high winds
- Worn lead at chimneys and walls
- Debris building up in hidden gutters
If you look after a shop, office or commercial unit, for example near Priory Meadow Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.
Questions to ask before booking
- Their track record with similar roofs
- Whether VAT is in the quoted price
- How they plan to inspect the roof safely
- Are they insured for the work?
Why act early in Blacklands
Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller, whatever height the roof is. In an older home around Blacklands, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Drone roof surveys in Blacklands: local notes
Blacklands is within about 1 mile of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.
Take a building like Ark Blacklands Primary Academy: a drone or thermal camera can show a large roof in a single visit. A roof leak in a hotel or guest house around Blacklands means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.
