Electronic leak detection for homes and businesses in America Ground
Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work and parts may need to be lifted. We will discuss it with you when we quote. Any details of the build-up help because they show what’s under the surface. If testing is not possible, we will say so. If you are worried about failed seams and laps and leaks through a flat roof with no obvious cause, a survey will tell you what’s going on, whatever the roof.
Around a smaller place like America Ground, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let a good many water into the room below. What it’s covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

How the survey works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. For a survey in America Ground, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We agree the area to be tested.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Before we arrive
- Clear the way to the loft hatch
- Jot down any questions you want answered
- Agree roof access with the managing agent if it is shared

What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
How we price electronic leak detection
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
- The roof’s overall size
For a price for your roof in America Ground, phone 07833 053749 or email us with the address and some details. We will confirm the figure before booking.
Booking your survey
To price your survey accurately, we will ask about:
- How the loft is reached, if there is one
- The kind of building and roof involved
- The address and postcode of the property
- What’s prompted the survey
If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Find the breach before more patching
- Keep foot traffic on flat roofs to a minimum
- Ask contractors to protect the membrane
- Record dates and spots where water appears
After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.
Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.
Local flat roofs in America Ground
America Ground is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Anyone responsible for a site like University School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. A roof leak in a hotel or guest house around America Ground means lost rooms as well as repairs, so it pays to find faults before guests do. Take an older house close to Holy Trinity Church: the joins between later flat roofs and the old walls are where problems normally start.

America Ground: your questions answered
How do I find out if my home in America Ground is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to America Ground?
Yes. America Ground is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What if it rains on the day?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
What does electronic leak detection do?
It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
