Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Clear a path to the loft hatch before we arrive
  • Keep the heating on as usual before a heat loss survey
  • Talk to us about the weather when booking
  • Use the report as a baseline for later checks

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t usually tell from the surface. We then check those areas with moisture readings. We are often asked to look into damp that repairs haven’t cured and damp around roof outlets and upstands, on commercial roofs, pitched roof slopes and ceilings below the roof.

Places like Hastings Old Town can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Around Hastings Old Town, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Common roof problems in Hastings Old Town

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.

Things that frequently lead to a survey include:

  • Damp around chimneys and parapets
  • Possible trapped moisture under a flat roof covering
  • Damp that repairs haven’t cured
  • Patches of heat loss across the roof

If you run a business near Priory Meadow Shopping Centre, a commercial roof can be photographed from above without anyone walking on it.

Before you book any roof surveyor

  • Is VAT included in the price?
  • Is there a chance to talk the report through?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What insurance they carry

What a good roof survey covers

What a thermal roof survey looks like in Hastings Old Town

Hastings Old Town lies within about 1 mile of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. There are several hotels within about a mile and a half of Hastings Old Town, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

If you live in an older home near Church of St Clement, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For hotels and guest houses around Hastings Old Town, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In a smaller place like Hastings Old Town, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Note where any stains or damp appear
  • Let us know about parking before the day
  • Keep pets inside or away from the areas we’re looking at

Hastings Old Town: your questions answered

Does a conservation area affect roof work in Hastings Old Town?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Hastings Old Town?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll explain what’s needed.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What we look for on each type of roof

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.

We survey roofs for landlords and letting agents as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.
