Different roofs, different checks

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.

Shared chimney stacks

Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

How a landlord roof survey works in Hastings Old Town

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen, including from the loft space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you’ve noticed choked outlets and gutters and cracked or lifting flashings, a survey will tell you what’s going on, on shared roofs, gutters and downpipes and flat roofs on blocks alike.

In a smaller place like Hastings Old Town, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Hastings Old Town: your questions answered

Do you survey roofs for landlords with property near Hastings station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Hastings Old Town?

Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does a roof survey cost?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you survey a shared roof on a terrace or converted house?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

How we price landlord roof surveys

When we price a survey, we consider:

  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Getting in touch

When you call or email, these details help:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for your roof before booking, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

How the survey works

Once we have finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, most surveys take an hour or two for a single let house, with blocks of flats taking longer. A visit to a smaller place like Hastings Old Town is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Point out any leaks or damp patches
  • For a flat or shared roof, check access with the freeholder or managing agent

Arrange a survey

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Roofs, chimneys and gutters in Hastings Old Town

Hastings Old Town is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Shop and office owners around Priory Meadow Shopping Centre may find that a dated report on the roof is useful for planning and for any lease discussions. If you live in an older home near Church of St Clement, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as Linton Gardens can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas behind locked flats or blocked hatches
  • Legal advice on leases or service charges
  • A full building survey of every part of the property

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. What our survey covers.
