Landlord roof survey in Rock-a-Nore

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey blocks of flats, shared roofs and flat roofs on blocks, and common reasons people get in touch are gaps where tiles or slates have slipped and ceiling stains reported by tenants.

Around Rock-a-Nore, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof often fail before good slates or tiles do.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

How we price landlord roof surveys

A few things affect what a survey costs:

  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium
  • Roof area
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

Booking your survey

What helps most when you contact us:

  • What’s prompted the survey
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from the ground or a window
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? It’s easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, and more on a big or complicated roof. Homes around Rock-a-Nore frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Advice

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Different roofs, different checks

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to and note what couldn’t be seen.

Your questions about landlord roof surveys in Rock-a-Nore

Is Rock-a-Nore within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Ore station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Landlord roof surveys in Rock-a-Nore: local notes

Rock-a-Nore lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Living close to Linton Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Ore station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Priory Meadow Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations or an engineer’s report
  • Parts of the roof we cannot safely see or access
  • The rest of the building, as a RICS Level 2 or 3 survey would
