Roof leak investigations around Hastings Old Town

Hastings Old Town lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you look after a shop, office or commercial unit, for example near Priory Meadow Shopping Centre, finding where water is getting in quickly keeps disruption down. If you own a rental within reach of Hastings station, a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to Church of St Clement: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

How a roof leak investigation works in Hastings Old Town

We investigate roof leaks in Hastings Old Town and across London and the South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then ring 07833 053749 or use the contact form. We’re often asked to look into drips from nail tips in a cold loft and wet patches high on an inside wall, on chimney stacks, valleys and parapet gutters and rooflights and dormers.

Older cottages and houses around Hastings Old Town may have roofs with little or no underlay. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Different roofs, different checks

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.

Chimney stacks

We check the outside of the stack and the breast inside, and it isn’t a flue or gas safety check.

What a roof leak investigation doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether rotten timbers meet design loads
  • What’s under the covering or behind the plaster
  • Carrying out the fix

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and doesn’t.

Your questions about roof leak investigations in Hastings Old Town

Will you come out to Hastings Old Town?

Yes, Hastings Old Town is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Hastings Old Town?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What affects the price in Hastings Old Town

When we price a survey, we consider:

  • Whether it’s a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the exact price before booking.

Getting in touch

Here’s what helps us most when you get in touch:

  • Dates you are working to, such as exchange
  • Any photos you have, taken from the ground or a window
  • How the loft is reached, if there is one
  • The reason for the survey, such as buying, a leak or storm damage

Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

How the survey works

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a smaller place like Hastings Old Town, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared
  • If you are buying, check with the agent that we can get in
