Roof leak investigations in Rock-a-Nore

About our roof leak investigation in Rock-a-Nore

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey the roof space, lead flashings and slate and tile slopes, and people most often book us about water dripping from rafters or underlay and damp patches next to the stack.

In older homes around places like Rock-a-Nore, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it’s long-term wear or recent damage makes a difference to what happens next. In the loft, damp battens or wet insulation are often the first clues.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

When you need someone else

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Whether rotten timbers meet design loads
  • Putting the leak right
  • What’s under the covering or behind the plaster

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Rock-a-Nore: your questions answered

How do I find out if my home in Rock-a-Nore is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Rock-a-Nore?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How do I book a survey in Rock-a-Nore?

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Signs you need a roof leak investigation in Rock-a-Nore

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is frequently caused by corroded nails.

Things that often lead to a survey include:

  • Brown rings on upstairs ceilings
  • Damp underlay across a wide area
  • Staining around the chimney inside
  • Stains around a skylight

If you live in an older home near Ebenezer Particular Baptist Chapel, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions to ask before booking

  • What the report includes, and whether it has photographs
  • Is VAT included in the price?
  • Their drone registration, if they fly one
  • When you’ll get the report

What’s in a roof survey

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Let us know if there are tanks or pipes in the loft
  • Keep a photo record of the damp patch
  • Do not touch fittings that water is reaching
  • Move stored items away from the hatch

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, rather than at the stain.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

How the survey changes by roof type

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

The survey, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. Some parts of a survey depend on the weather, so a visit to Rock-a-Nore is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • For flats, make sure roof access has been agreed
  • Keep pets in another room

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

Roof leak investigations in Rock-a-Nore: local notes

The coast is about 1 mile or less from Rock-a-Nore, so there is more wind and more salt in the air than further inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

For businesses in and around places like Priory Meadow Shopping Centre, a quick answer on where water is coming in keeps a business running. Landlords with a home close to Ore station may find that tracing a leak quickly matters when a tenant is living with it.
