How a thermal roof survey works in Langney

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We’re often asked to look into missing or slipped insulation and stains that keep coming back, across loft conversions, insulated roof spaces and commercial roofs.

Even in a smaller place like Langney, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to Langney is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

What we look for on each type of roof

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

When to book a survey in Langney

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it’s warm inside and cold outside.

It’s worth booking a survey if you’ve seen:

  • Heat escaping through the roof
  • Missing or slipped insulation
  • Wet areas near outlets and upstands
  • Water that travels before it shows

Anyone responsible for a site like Langney Primary Academy will know that thermal images can show where wet insulation sits under a big flat roof.

What to check before booking

  • Whether the loft is part of the inspection
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is in the quoted price

What a good roof survey covers

Prices for thermal roof surveys in Langney

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • House, block, shop or office

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Anything about access we should know
  • Dates you are working to, like exchange
  • The address and postcode of the property
  • Where water is showing inside, if it is

We confirm the price for your survey before you book, so you know the cost up front. Thermal roof survey starts from £400, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

What a thermal roof survey looks like in Langney

Langney is within about 2 miles of the coast, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as St. Richard are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • File the images with your roof records
  • Clear a path to the loft hatch before we arrive
  • Keep the heating on as usual before a heat loss survey
  • Talk to us about the weather when booking

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Common questions in Langney

Is Langney in the area you cover?

Yes. We work right across London and South East England, and Langney is part of that. You can phone 07833 053749 or email us with the address and a few details.

Is Langney within the area you cover?

Yes, Langney is on our map. Villages and rural addresses get the same survey as a town house.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible.

Does thermal imaging work on slate and tile roofs?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

Can a thermal camera see water?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
