Thermal roof survey in Jenkins' Green
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can ring 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. Common reasons to book are leaks far from where the stain appears and possible trapped moisture under a flat roof covering, on pitched roof slopes, flat roofs and loft conversions.
In a small place like Jenkins' Green, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Signs you need a thermal roof survey in Jenkins' Green
Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.
We are frequently asked to look at:
- Damp patches with no obvious cause
- Water that travels before it shows
- Damp where roofs meet walls and chimneys
- Missing or slipped insulation
Michelham Priory lies about 4.8 miles north-west, so building around Jenkins' Green goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.
Questions to ask before booking
- What the report includes, and whether it has photographs
- Whether VAT is added on top
- Whether they hold professional indemnity and public liability insurance
- What the survey will not cover
How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere like Jenkins' Green needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Before the survey
- Tell us about parking before the day
- Make sure pets are kept safely away
- Point out any leaks or damp patches

Advice
Jenkins' Green questions
Is Jenkins' Green within the area you cover?
Yes. Jenkins' Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Jenkins' Green?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Will the survey show heat loss through my roof?
Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.
Will thermal imaging find my leak?
It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.
Which survey includes thermal imaging?
It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Why get it checked now?
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

Different roofs, different checks
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.
What you can safely check yourself
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Proving moisture from the images alone
- A structural engineer’s assessment
- Reliable images in rain, strong wind or on a wet roof surface

Thermal roof surveys in Jenkins' Green: local notes
Jenkins' Green is within about 3 miles of the coast, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.
If your house is among the older ones in the streets near St Luke's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings such as Hankham Primary School, a drone or thermal camera can show a large roof in a single visit.
