Thermal roof surveys in Westham: local notes

Westham is within about 2 miles of the coast. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Pevensey and Westham CofE Primary School will know that a drone or thermal camera can show a large roof in a single visit.

How a thermal roof survey works in Westham

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you can’t usually tell from the surface. We then check those areas with moisture readings. If you’re worried about damp that repairs haven’t cured and leaks that are hard to trace, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Westham, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

FAQs for Westham

Is my home in Westham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you come out to Westham?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can a thermal survey trace a roof leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Different roofs, different checks

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it’s sitting, given suitable conditions on the day.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We look where there’s safe access.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Westham, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

How we price thermal roof surveys

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • The shape of the roof and its details

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What we need to know

A few details help us suggest the right survey and price. When you contact us, tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel

Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

Do you need a thermal roof survey in Westham?

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Typical things we are asked to look at include:

  • Damp that repairs haven’t cured
  • Leaks far from where the stain appears
  • Areas losing heat at the eaves and junctions
  • Damp where roofs meet walls and chimneys

Take an older house close to St Mary's Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their insurance cover
