Pre-purchase roof survey in Westham, East Sussex
Get a clear view of the roof at a property in Westham from an independent roof surveyor. We visit on weekdays and at weekends.
- Gutters choked with leaves and moss
- Signs of past leaks inside the loft
- A ridge or slope that dips
For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.
Pre-purchase roof survey in Westham
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey the roof space, gutters and downpipes and clay and concrete tiles, and the problems we’re asked to look at most are blistered or split felt on a flat roof and loose pots and cracked flaunching.
Older buildings in small places like Westham may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Westham homes and their roofs
Westham lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as St Mary's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

FAQs for Westham
Do you cover smaller places like Westham?
Yes, Westham is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Westham?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.
Do you use drones?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
How long does a pre-purchase roof survey take?
Allow an hour or two on an ordinary house, or half a day or so for a commercial building. We will give you an idea of timing when you book.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable as you book.
Can I take the findings back to the seller?
Yes. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.
When to book a survey in Westham
Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
Look out for signs like these:
- Slates or tiles that have slipped or gone
- A ridge or slope that dips
- Chimney mortar that has eroded
- Ponding, blisters or splits on a flat roof

How we price pre-purchase roof surveys
A few things affect what a survey costs:
- Roof area
- The shape of the roof and its details
- The use of thermal imaging or a drone
- The number of roofs, including extensions and garages
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before booking.
Helping us price your survey
Getting the details right at the start saves time. It helps to include:
- Your postcode, so we can check access and travel
- The kind of building and roof involved
- What’s prompted the survey
- Whether there’s a loft hatch, a shared roof or tricky access
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It usually takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Somewhere as small as Westham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Unlock side gates and any roof access doors
- Make sure pets are kept safely away
- For flats, make sure roof access has been agreed
Arrange a survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.
Advice
Different roofs, different checks
Lead flashings and valleys
Flashings are a common source of leaks, so we check each one closely. We photograph any that need work.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.
Before and after the survey
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check the lease for roof repair responsibilities
- Ask the agent to make sure the loft hatch can be opened
- Look for fresh paint on upstairs ceilings at viewings
- Let us know your timetable
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
