Landlord roof surveys in Westham

Leave it or get it looked at?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. For an older or listed building in a place like Westham, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. We confirm the price for the job before booking.

Why us?

  • An independent view of the roof
  • Thermal imaging and drones used where they help
  • 5,000+ surveys completed
  • Covered by professional indemnity and public liability insurance

Landlord roof survey in Westham: what you get

Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. If you’re worried about gutters overflowing onto walls and worn ridges, hips and verges, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Westham, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Don’t store items over the loft hatch
  • Ask your managing agent about lease terms
  • Keep roof outlets and gutters clear
  • Keep roof surveys on a rolling plan

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Somewhere like Westham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors

Westham questions

Is my home in Westham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Pevensey & Westham station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

How long does the survey take?

Time on site depends on the roof; most visits take about one to two hours for most houses, and about three to four hours for a commercial roof. The written report follows by email.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

How the survey changes by roof type

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes where they can be seen.

What affects the price in Westham

Prices vary from roof to roof, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Getting in touch

When you call or email, these details help:

  • Anything about access we should know
  • The type of building and roof, like pitched or flat
  • Any deadline, such as an exchange date
  • What’s prompted the survey

We confirm the price for your roof before you book, so you know where you stand. Landlord roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

Westham homes and their roofs

The coast is about 2 miles or less from Westham, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

The streets around a church such as St Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Pevensey and Westham CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Pevensey & Westham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Westham is about 3 miles north-east of Eastbourne, in East Sussex. Bookings from Westham are handled just like any other: get in touch, agree the price and pick a day. Westham is one of the places in East Sussex where we work. We also survey roofs in Brighton.

Surveys in BN24 work the same way as everywhere else we cover. You’ll find streets like High Street, Linkway and Rattle Road, all of which we cover. Other places close to Westham include Jenkins' Green (1 mile north-west), Pevensey (1 mile east), Langney (1 mile south), Pevensey Bay (2 miles east) and Wartling (3 miles north-east). Larger places within reach include Eastbourne (3 miles south-west), Hastings (11 miles east), Bexhill-on-Sea (7 miles east), Seaford (10 miles west), Lewes (14 miles west) and Hailsham (4 miles north-west).
