Landlord roof surveys in Jenkins' Green: local notes

Jenkins' Green lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Take a building like Hankham Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Michelham Priory lies about 4.8 miles north-west, so building around Jenkins' Green goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. For an older house near a landmark like St Luke's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Landlord roof surveys for homes and businesses in Jenkins' Green

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey converted houses, gutters and downpipes and flat roofs on blocks, and the problems we are asked to look at most are cracked or leaning shared chimneys and loose ridge or hip tiles.

Somewhere as small as Jenkins' Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Why get it checked now?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. For older village homes like those around Jenkins' Green, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Ask residents to report damp straight away
  • Tell tenants when we are coming
  • Ask your managing agent about lease terms
  • Check the loft space can be accessed

If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Areas behind locked flats or blocked hatches
  • Confirming asbestos in older roof materials
  • Who pays under the lease (that’s a legal question)

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. The full list of what we check.

Questions from Jenkins' Green

Can a landlord with a rental near Pevensey & Westham station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

How do I find out if my home in Jenkins' Green is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How the survey changes by roof type

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we look at them closely.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. The survey usually takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. Around Jenkins' Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Before the survey

  • Keep pets out of the way during the survey
  • Let us know about parking near the property
  • Move anything stored under the loft hatch

How to book

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.
