Roof survey in Jenkins' Green: what you get

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey ridges, hips and valleys, the roof space and chimney stacks, and people most often book us about water stains on rafters and ceiling joists and leaking gutter joints and downpipes.

Some older homes in villages like Jenkins' Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Jenkins' Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photographs and recommendations.

Before the survey

  • Keep pets inside or away from the areas we are looking at
  • Leave side gates unlocked
  • Tell us about parking before the day

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Roof surveys around Jenkins' Green

Jenkins' Green lies within about 3 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. With Michelham Priory about 4.8 miles north-west, Jenkins' Green sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

For landlords with property near Pevensey & Westham station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Hankham Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Watch for slipped slates after bad weather
  • Do not climb onto the roof yourself
  • Gather any paperwork for past roof work
  • Mention any damp patches when you book

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. We will tell you if the flue needs a specialist.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

What a roof survey does not cover

It’s a careful look at the roof, not the whole story. The main limits are:

  • A structural engineer’s report
  • Asbestos testing of any kind
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Lead flashings

Signs you need a roof survey in Jenkins' Green

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Typical things we are asked to look at include:

  • Cracked or blistered flat roof coverings
  • Flashings that have come away from the wall
  • Leaking gutter joints and downpipes
  • Slates or tiles that have slipped or broken

For an older house near a landmark such as St Luke's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Whether the roof space is looked at, where there is one
  • Which limits apply to the survey
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

Your questions about roof surveys in Jenkins' Green

Is Jenkins' Green within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Pevensey & Westham station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How much does a roof survey cost in Jenkins' Green?

Prices start from £150, including VAT. We confirm the exact price before you book. To get a price, ring 07833 053749 or use the contact form.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you carry out surveys on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or email us.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
