How a roof survey works in Langney
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed cracked mortar along the ridge and lifted, split or missing lead flashings, a survey will tell you what’s going on.
Houses in smaller places like Langney can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Gather any paperwork for past roof work
- Don’t climb onto the roof yourself
- Look for debris in the garden after high winds
- Let us know about any leaks or stains you’ve seen
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Langney questions
Is my home in Langney listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Langney?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
How long does a roof survey take?
On site, it normally takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Report times depend on the package.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Do you look in the loft space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours for most houses, and longer for a large or complex roof. A visit to Langney is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How to prepare
- Make a note of anything you’d like us to look at
- Find any records of previous roof work
- Leave side gates unlocked

Roof surveys in Langney: local notes
The coast is about 2 miles or less from Langney, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For an older house near a landmark such as St. Richard, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Pevensey & Westham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Princes Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

What we look for on each type of roof
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

- Height and safe access
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
What we need to know
Before you get in touch, it’s useful to have:
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
- Pictures of the roof from a safe spot, if you have them
- Any deadline, such as an exchange date
Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or use the contact form.
