Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • How the roof will behave in every kind of weather
  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and doesn’t.

What this survey covers

  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Chimney stacks
  • Lead flashings

How a roof survey works in Pevensey Bay

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey flat roofs, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are valley linings that have cracked or split and ridge tiles that have lifted or moved.

In a smaller place like Pevensey Bay, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Do you need a roof survey in Pevensey Bay?

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Here are some of the things we see often:

  • Valley linings that have cracked or split
  • Lifted, split or missing lead flashings
  • Leaking gutter joints and downpipes
  • Loose ridge or hip tiles

Take a building like Pevensey and Westham CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before you book any roof surveyor

  • Their drone registration, if they fly one
  • Will the report include photos?
  • How long they’ve been surveying roofs
  • What they won’t be able to tell you

What’s in a roof survey

How the survey changes by roof type

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Pevensey Bay: your questions answered

Is the coastal weather around Pevensey Bay hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Pevensey Bay is within about 1 mile of the coast.

Does a conservation area affect roof work in Pevensey Bay?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you work in Pevensey Bay?

Yes. We survey roofs in Pevensey Bay and the rest of East Sussex, as part of our work across London and the South East. To book, call 07833 053749 or drop us an email.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How quickly will I get the report?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.

Local roofs in Pevensey Bay

Pevensey Bay lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Pevensey Bay station may find that a dated record of the roof is useful when planning maintenance across a let. Take an older house close to St Wilfrid's Church Pevensey Bay: its chimney, valleys and lead work are likely to be the parts that need attention first.

Useful tips for Pevensey Bay property owners

Nothing here needs a ladder. Our suggestions:

  • Mention any flat roofs as well as the main roof
  • Photograph stains when they appear
  • Stay off ladders and the roof
  • Find records of any re-roofing or repairs

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. In a smaller place like Pevensey Bay, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before you book.

How the survey works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report. As for time on site, it typically takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Being in a smaller place like Pevensey Bay does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.
