Gutter survey in Heathfield

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed downpipes that are split or coming away and water spilling over the gutter edge, a survey will tell you what’s going on, on parapet and box gutters, outlets and hoppers and valley gutters alike.

In a smaller place like Heathfield, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

Why act early in Heathfield

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below typically during the worst downpours. It is worth having these gutters looked at before the wetter months. On a bungalow or cottage around Heathfield, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. With a bit of garden around a house, as there often is around Heathfield, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Gutter surveys in Heathfield: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For an older house near a landmark like St Richards Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Landlords, agents and block managers in Heathfield

Landlords, agents and building managers in Heathfield and across East Sussex can book any of our surveys. To discuss a property or a block, phone 07833 053749 or use the contact form.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Signs you need a gutter survey in Heathfield

Overflowing gutters in a downpour are a common reason to book. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before it causes more harm.

Typical things we are asked to look at include:

  • Gutters full of debris and silt
  • Rotten fascias or stained soffits
  • Hoppers and outlets full of debris
  • Cracked or loose downpipes

Take a building like Parkside Community Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Which limits apply to the survey
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
