Gutter survey in Cade Street: what you get
Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We are frequently asked to look into downpipes that are split or coming away and leaks at the gutter joints, on parapet and box gutters, outlets and hoppers and eaves gutters.
In a small place like Cade Street, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What affects the price in Cade Street
Not every roof costs the same to survey, for these reasons:
- The package you choose: Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
- Features like valleys, chimneys, dormers and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Look for green streaks or damp patches on walls
- Book gutter clearing once a year, more often near trees
- Keep climbers away from the eaves
- Check for spilling water in a downpour
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
What this survey cannot tell you
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Gutters out of sight from each safe vantage point
- The inside of buried drains
- The inside of a downpipe along its whole length
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

What we’re asked to look at in Cade Street
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
Typical things we’re asked to look at include:
- Choked outlets or hopper heads
- Leaves and moss blocking gutters
- Soffits marked by water
- Water backing up from a hidden gutter
If your house is among the older ones in the streets near The Parish Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Cade Street
Is my home in Cade Street listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Cade Street within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you look in the loft space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
Does the report include photos?
Yes, plenty. Pictures sit next to the findings they show, which makes the report easy to follow.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Cade Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First, you let us know what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, like valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- If it isn’t your property yet, arrange access through the agent

Advice
Why it’s worth a survey now in Cade Street
A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below usually during the worst downpours. It is worth having these gutters looked at before the wetter months. Around Cade Street, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

Gutter surveys around Cade Street
Historic houses like Bateman's, about 4.7 miles east, show how far back building in the area around Cade Street goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Heathfield Community College: large buildings have long gutter runs and big roofs that need checking like any other.
