About roof surveys in TN39
Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We are often asked to look into ridge tiles that have lifted or moved and condensation or damp timbers in the loft, on natural slate, clay and concrete tiles and chimney stacks.
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.

Roof surveys across TN39: local notes
From Bexhill-on-Sea, Sidley and Lunsford's Cross to its smaller places, buildings across TN39 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
We work right across London and South East England, from the Isle of Wight to Hertfordshire, TN39 included. We survey on any day of the week. TN39 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Bexhill-on-Sea: If you live near a park such as Egerton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near Bexhill station, a dated record of the roof is useful when planning maintenance across a let.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the roof structure meets design loads
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that is a RICS home survey)
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Rented homes, blocks and businesses
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Practical tips
There is plenty you can do without going near the roof. What helps most:
- Watch for slipped slates after bad weather
- Mention any flat roofs as well as the main roof
- Move stored items away from the loft hatch
- File the report with your home documents
File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Keep the roof space ventilated. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
Common roof problems in TN39
Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. What starts as one slipped slate can become a leak.
Look out for signs like these:
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
- Slates or tiles that have slipped or broken
- Blocked, sagging or leaking gutters
Questions from TN39
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
