Common questions in Watermill

Is Watermill within the area you cover?

Yes, Watermill is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is the coastal weather around Watermill hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

How a pre-purchase roof survey works in Watermill

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. Common reasons to book are blocked or leaking gutters and slates or tiles that have slipped or gone, across flat-roofed extensions and dormers, gutters and downpipes and natural slate.

Somewhere as small as Watermill, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

How the survey works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Watermill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

Advice

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Arrange the survey as soon as your offer is agreed
  • Share the report with your solicitor
  • Watch for stains or fresh paint on ceilings below the roof
  • For a flat, check who is responsible for the roof

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Signs you need a pre-purchase roof survey in Watermill

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Here are some of the things we see often:

  • Flashings that have lifted or split
  • Gaps where slates or tiles have come loose
  • Sagging ridge lines or uneven roof slopes
  • Ponding, blisters or splits on a flat roof

In and around Watermill, as anywhere, a roof is easiest to deal with when its problems are found early.

What’s in a roof survey

What affects the price in Watermill

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Booking your survey

A few details help us recommend the right survey and price. When you contact us, it’s useful to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures of the roof from a safe spot, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode

Unsure which package suits your roof? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

What happens if roof problems are left?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. In a small place like Watermill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What you get with us

  • Independent findings on the roof’s condition
  • Thermal imaging and drones used where they help
  • Covered by professional indemnity and public liability insurance
  • Photos and a written report every time

What a pre-purchase roof survey looks like in Watermill

Watermill lies within about 3 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in high wind or heavy rain. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Crowhurst station, a roof report gives you a clear picture before you buy or settle up with a roofer.
