Lunsford's Cross homes and their roofs

The coast is about 3 miles or less from Lunsford's Cross, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you let a flat or house near Collington station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For any home in Lunsford's Cross, it’s the small, early fault that is cheapest to put right.

Pre-purchase roof survey in Lunsford's Cross: what you get

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re frequently asked to look into old water stains in the roof space and slipped or missing slates and tiles, across the roof space, gutters and downpipes and natural slate.

For a small place like Lunsford's Cross, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we look at

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space

Your questions about pre-purchase roof surveys in Lunsford's Cross

Do roofs near the sea, like those around Lunsford's Cross, take more of a battering?

It can do. Within about 3 miles of the sea, as Lunsford's Cross is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Lunsford's Cross?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

How long will you be at the property?

On site, it typically takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, with a written report and photos. It is not a RICS survey and doesn’t cover the rest of the house.

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Rural addresses near Lunsford's Cross can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

Should I look at the roof myself first?

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

How we price pre-purchase roof surveys

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium

To find out what your survey will cost, phone 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.

What to tell us when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any marks or damp showing indoors
  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • The address and postcode of the property

Booking is simple: just phone 07833 053749 or drop us an email and give us some details about the property and we’ll recommend the right survey. The price is agreed up front.
