Ninfield Pre-Purchase Roof Survey
Find out what’s going on with the roof before you spend money on it. Pre-purchase roof surveys in Ninfield.
- Slipped or missing slates and tiles
- Blistered or split felt on a flat roof
- Patch repairs that may hide an ongoing problem
Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Ask when the roof was last worked on
- Ask who repairs the roof under the lease
- Tell us your exchange date when you book
- Ask for loft access on the day
The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Pre-purchase roof surveys for homes and businesses in Ninfield
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. All three include a written report with photos and recommendations. We are often asked to look into chimney mortar that has eroded and slates or tiles that have slipped or gone, on chimney stacks, natural slate and clay and concrete tiles.
Being in a small place like Ninfield makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Ninfield homes and their roofs
Ninfield is within about 4 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
For an older house near a landmark like The Parish Church of St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Crowhurst station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Leave it or get it looked at?
Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. Around Ninfield, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What affects the price in Ninfield
We confirm the price for your roof before booking. These are the things that affect it:
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.
What to tell us when you contact us
When you call or email, these details help:
- Where any leaks, stains or damp patches show inside
- The property’s address and postcode
- The kind of building and roof involved
- Whether there’s a loft hatch, a shared roof or tricky access
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.
How the survey changes by roof type
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Ninfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Getting ready for the survey
- Jot down any questions you want answered
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work

Advice
Ninfield: your questions answered
Do roofs near the sea, like those around Ninfield, take more of a battering?
Frequently, yes. Ninfield is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is my home in Ninfield listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long will you be at the property?
The visit normally takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.
What’s the best way to book?
To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
