Pre-purchase roof surveys for homes and businesses in Russell's Green
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you are worried about quick fixes on flashings and valleys and gutters choked with leaves and moss, a survey will tell you what’s going on, on flat-roofed extensions and dormers, lead flashings and valleys and clay and concrete tiles alike.
Some older homes in villages like Russell's Green are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What this survey can’t tell you
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- A valuation or a promise of a lower price
- The condition of the rest of the house (that’s a RICS home survey)
- Asbestos testing of any kind
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What we look at
- Natural slate
- Flat-roofed extensions and dormers
- The roof space
- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
- Lead flashings and valleys
Checking the roof from the ground
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Questions from Russell's Green
Do roofs near the sea, like those around Russell's Green, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Is my home in Russell's Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How do I arrange a pre-purchase roof survey in Russell's Green?
Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Will the roof report help me negotiate with the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What a pre-purchase roof survey looks like in Russell's Green
Russell's Green lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you own a rental within reach of Cooden Beach station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If your home is one of the older ones in the streets near The Parish Church of St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two at most homes, and more on a big or complicated roof. Somewhere as small as Russell's Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Advice
What we look for on each type of roof
Lead flashings and valleys
Flashings are a common source of leaks, so we look at each one closely. Any that need attention are photographed and explained.
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.
Tips from our surveys
There is plenty you can do without going near the roof. Here’s what helps most:
- Ask for any paperwork for recent roof work
- Mention any deadline when you get in touch
- Ask when the roof was last worked on
- Book once your offer is accepted
It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
