Pre-purchase roof surveys in Hooe Common

Pre-purchase roof survey in Hooe Common: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you’re committed. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there is safe access. You get a written report with photos. If you are worried about gaps where slates or tiles have come loose and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Hooe Common, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a pre-purchase roof survey looks like in Hooe Common

The coast is about 3 miles or less from Hooe Common, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you own a rental within reach of Cooden Beach station, a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church such as The Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Hooe Common, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • If you’re buying, let the agent know when we’re coming

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Advice

Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Surveys for landlords and agents in Hooe Common

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask for any paperwork for recent roof work
  • For a flat, check who is responsible for the roof
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask when the roof was last worked on

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we cannot promise any result.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks

Hooe Common questions

Does a conservation area affect roof work in Hooe Common?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Hooe Common?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

Does your survey replace a RICS home survey?

No. It is a dedicated roof survey, with a written report and photos. It is not a RICS survey and does not cover the rest of the house.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
