Prices for new roof snagging in Russell's Green

Several things affect the price of a survey:

  • How many separate roofs there are, like extensions, dormers and garages
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What we need to know

To price your survey accurately, we will ask about:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work

When you’re ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

New roof snagging in Russell's Green

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. The findings go into a written report with photos to share with your roofer. It’s an independent check, separate from the roofer who did the work. If you are worried about tiles or slates sitting out of line and debris left in gutters or valleys, a survey will tell you what’s going on.

For a small place like Russell's Green, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pricing the remedial work
  • Nails and clips under the slates or tiles
  • A promise that the roof will not leak

What this survey covers

  • Flashings and valleys
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers
  • New flat roofs
  • Replacement roofs

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. Most surveys take about 1–2 hours for most houses, and more on a big or complicated roof. Around Russell's Green, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Advice

Questions from Russell's Green

Do you cover smaller places like Russell's Green?

Yes, Russell's Green is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do roofs near the sea, like those around Russell's Green, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Russell's Green is within about 3 miles of the coast.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your roof, ring 07833 053749 or use the contact form.

How long will you be on site?

It usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. You will know roughly how long when we arrange it.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. Book before the defects period runs out if you can.

Do you lift tiles to check the fixings?

No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Why act early in Russell's Green

It’s easier to get snags sorted while money is still owed. After the final payment it can be harder to get them back. A snagging report gives you something specific to raise. For an older or listed building in a place like Russell's Green, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Signs you need new roof snagging in Russell's Green

Snags happen on many building jobs. Details at ridges, verges and flashings are easy to rush, especially when the weather is against them.

People normally book a survey when they’ve noticed something like this:

  • Loose or badly finished ridge tiles
  • Underlay at the eaves left exposed
  • Cracked or slipped new tiles or slates
  • Vents that weren’t fitted or are covered

If you live in an older home near The Parish Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before booking anyone

  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs
  • What the survey will not cover

What to expect from a roof survey

New roof snagging in Russell's Green: local notes

The coast is about 3 miles or less from Russell's Green, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
