Chimney survey in Russell's Green
A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. Typical surveys look at frost-damaged brickwork on the stack and staining on walls around the chimney, on chimney pots and cowls, lead flashings and chimney breasts.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

- The inside of the flue, which needs a sweep or flue specialist
- Conditions inside walls

Landlord and commercial surveys in Russell's Green
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

Common roof problems in Russell's Green
Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which can make a stack lean.
We’re often asked to look at:
- Damp patches on chimney breasts
- Frost-damaged brickwork on the stack
- Damaged chimney pots and cowls
- Mortar washing out of the joints
If your house is among the older ones in the streets near The Parish Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- What’s outside the scope of the survey
- Which parts of the roof they’ll actually see
- Is there a chance to talk the report through?
Russell's Green: your questions answered
Do roofs near the sea, like those around Russell's Green, take more of a battering?
Often, yes. Russell's Green is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you come out to Russell's Green?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Why is my chimney breast damp?
Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.
How do I book a survey in Russell's Green?
To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
How long will you be at the property?
It normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. You will then get the report by email.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How the survey changes by roof type
Chimney breasts and the loft
In the loft, staining around the stack frequently shows where water is getting in. What we find is photographed and described.
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
Chimney surveys in Russell's Green: local notes
Russell's Green lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
If you let a flat or house near Cooden Beach station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Highwoods shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What we do, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey usually takes about 1–2 hours at a house, as part of a look at the roof around the stack. Around Russell's Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You tell us whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.

Advice
Useful tips for Russell's Green property owners
These tips come from what we see on roofs every week:
- Keep the report to compare against at the next survey
- Keep track of stains on chimney breasts
- Do not use a ladder to reach the stack yourself
- Check with the council before altering a stack in a conservation area or on a listed building
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.
