Common questions in Ninfield

Can a landlord with a rental near Crowhurst station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does being near the coast affect roofs in Ninfield?

Frequently, yes. Within about 4 miles of the sea, as Ninfield is, metal fixings wear faster and gales find any loose ridge or slate.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

Do you cover Ninfield?

Yes. Our area covers London and South East England, and that includes Ninfield.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it as you book and we’ll explain what’s needed.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

Chimney surveys for homes and businesses in Ninfield

If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed disused chimneys trapping moisture and damaged chimney pots and cowls, we can find out what’s behind it.

In a small place like Ninfield, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What a chimney survey looks like in Ninfield

Ninfield lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Ashburnham Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building such as Ninfield Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Leave close inspection to people with safe access
  • Look at the chimneys with binoculars after a storm
  • Photograph damp patches with the date
  • Find out whether changes to a stack need permission

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

How the survey works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Ninfield, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

  • Let us know about parking before the day
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

Booking a survey

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Related advice

Different roofs, different checks

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. What we find is photographed and described.

What affects the cost of chimney surveys

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we need to know

If you can, have these to hand when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • The type of building and roof, like pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Where water is showing inside, if it is

To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Leave it or get it looked at?

A small amount of repointing or new flaunching is normally a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Around Ninfield, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

What we are asked to look at in Ninfield

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

These are some of the problems a survey can pick up:

  • Unused flues sealed without airflow
  • Mortar washing out of the joints
  • Loose, cracked or missing pots
  • Staining on walls around the chimney

If you let a flat or house near Crowhurst station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
