How a gutter survey works in Ninfield
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey valley gutters, parapet and box gutters and outlets and hoppers, and common reasons people get in touch are cracked or loose downpipes and gutters that have fallen out of line.
In a small place like Ninfield, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
For landlords and managing agents
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Freeholders and residents’ companies use a roof report to plan and budget.

Local roofs in Ninfield
The coast is about 4 miles or less from Ninfield, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Homes near green spaces like Ashburnham Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you own a rental within reach of Crowhurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Prices for gutter surveys in Ninfield
To price your survey, we look at:
- Building height and the viewpoints available
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.
Helping us price your survey
You don’t need to know any roofing terms. Just let us know:
- Where the property is, with the postcode
- What’s prompted the survey
- Any photos you have, taken from the ground or a window
- Whether there is a loft hatch, a shared roof or tricky access
A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email. You’ll have a price before anything is arranged.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Look for new stains on ceilings below valleys after rain
- Look for downpipes coming loose
- Check from ground level or a window, not a ladder
- Have overhanging branches cut back
The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
What we cannot see
In fairness, a roof survey has limits:
- Damage hidden inside walls or behind boards
- Parts of gutters that cannot be seen safely
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. In a small place like Ninfield, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Clear the way to the loft hatch
- Keep pets out of the way during the survey
