Flat roof survey in Russell's Green: what you get

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you phone 07833 053749 or send us an email with the address and a rough idea of the roof area. Common reasons to book are raised blisters across the surface and dips that suggest the deck is deflecting, on mastic asphalt, upstands and outlets and felt flat roofs.

Flat roofs on exposed homes in small places like Russell's Green take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Prices for flat roof surveys in Russell's Green

The price reflects the time and kit the roof needs. The main factors are:

  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What to tell us when you contact us

There is no need for technical words. Just let us know:

  • Anything about access we should know
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

The survey, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Russell's Green can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent
  • Keep pets out of the way during the survey

Russell's Green: your questions answered

Is my home in Russell's Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Does being near the coast affect roofs in Russell's Green?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How do I book a survey in Russell's Green?

Just call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

How long will you be at the property?

It typically takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. You’ll then get the report by email.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Flat roof surveys in Russell's Green: local notes

Russell's Green is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Cooden Beach station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you live in an older home near The Parish Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Note where water lies after a downpour
  • Keep outlets clear of leaves and moss
  • Note the date and type of any roof work
  • Plan a survey before the covering reaches the end of its usual life

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Do you need a flat roof survey in Russell's Green?

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photographs.

Here are some of the things we see often:

  • Outlets choked with leaves and silt
  • Damaged trims at the roof edge
  • Failed seals around rooflight kerbs
  • Blistering in felt or asphalt

Anyone responsible for a site like Ninfield Church of England Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • How they plan to inspect the roof safely
  • Whether you get a written report with photos
  • What the survey will not cover
