Thermal roof survey in Watermill: what you get

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you are worried about water that travels before it shows and gaps in loft insulation, we can find out what’s behind it.

Villages like Watermill frequently stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What happens if roof problems are left?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before booking.

Why us?

  • PI and public liability insurance
  • Surveys on weekdays, Saturdays and Sundays
  • Every finding written up with photos
  • Two decades and more of roof surveys

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Clear leaves from outlets and gutters each autumn
  • Leave the roof to people with safe access
  • Use the report as a baseline for later checks
  • Clear a path to the loft hatch before we arrive

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Watermill: your questions answered

Do you cover Watermill?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Watermill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

How long will you be at the property?

Most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. The report follows by email.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos. On timing, most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Cottages and farmhouses around Watermill frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear
  • Let us know where we can park nearby

What a thermal roof survey doesn’t cover

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough
  • Hidden layers that need to be opened up to check

Thermal roof surveys in Watermill: local notes

Watermill lies within about 3 miles of the sea. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you look after a building like Bexhill High Academy, a view from above covers a wide roof far faster than walking it. Around Watermill, as everywhere, small roof faults are simplest to sort before they let water in.

Watermill is about 2 miles north of Bexhill-on-Sea, in East Sussex. We carry out thermal roof surveys in Watermill for houses, flats, blocks and commercial buildings. Our East Sussex coverage includes Watermill. Brighton is in our area too.

Surveys in TN39 work the same way as everywhere else we cover. We also cover Lunsford's Cross (1 mile west), Sidley (1 mile south), Catsfield (2 miles north), Bexhill-on-Sea (2 miles south) and Ninfield (2 miles north-west). We also work in nearby towns like Eastbourne (10 miles south-west), Hastings (4 miles east), Hailsham (9 miles west), St Leonards (4 miles east), Polegate (10 miles west) and Hastings Old Town (6 miles east).

Surveys for landlords and agents in Watermill

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.
