About our roof survey in Telham

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you are worried about water stains on rafters and ceiling joists and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, on flat roofs, natural slate and the roof space alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos. On timing, it usually takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Older rural homes like those around Telham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Check the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building

How to book

Telham homes and their roofs

Telham lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For landlords with property near Battle station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Durhamford Manor lies about 2.4 miles north, so building around Telham goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Telham questions

Can a landlord with a rental near Battle station book a roof survey?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Does being near the coast affect roofs in Telham?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we will explain what’s needed.

How long will you be at the property?

The visit usually takes about one to two hours at most homes, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.

Is Telham in your area?

Yes, we do. Telham is part of the area we cover, and the service is the same as everywhere else we work.

Signs you need a roof survey in Telham

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It’s often mistaken for a leak.

People typically book a survey after spotting something like this:

  • Ridge tiles that have lifted or moved
  • Slates or tiles that have slipped or broken
  • Leaking gutter joints and downpipes
  • Valley linings that have cracked or split

If you live in an older home near Chapel of the Ascension, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Choosing a roof surveyor

  • Will the report include photos?
  • Is there a chance to talk the report through?
  • Their report turnaround times
  • How much experience they have with roofs like yours

What a good roof survey covers

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Find records of any re-roofing or repairs
  • Clear the loft hatch area before we arrive
  • File the report with your home documents
  • Ask about a flat roof on an extension or garage too

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Honest limits

A survey is a proper look at the roof, but it can’t do everything. Its limits include:

  • Walls, floors and services below the roof
  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and doesn’t.
