What happens if roof problems are left?

A roof that has had no attention for years can surprise you. A survey sets a baseline, so you can compare it next time. For older village homes like those around The Pound, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Roof surveys for homes and businesses in The Pound

Across London and South East England, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey lead flashings, chimney stacks and clay and concrete tiles, and people most often book us about lifted, split or missing lead flashings and crumbling chimney pointing or cracked flaunching.

Older buildings in small places like The Pound may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How we price roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What to let us know when you contact us

You don’t need to know any roofing terms. It’s enough to tell us:

  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Questions from The Pound

Is my home in The Pound listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to The Pound?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you give a life expectancy for the roof?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.

Landlords, agents and block managers in The Pound

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Roof surveys around The Pound

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around Ashburnham Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For an older house near a landmark such as Parish Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Signs you need a roof survey in The Pound

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

It is worth booking a survey if you’ve seen:

  • Crumbling chimney pointing or cracked flaunching
  • Water stains on rafters and ceiling joists
  • Slipped, cracked or missing slates and tiles
  • Cracked mortar along the ridge

Landlords with a home close to Battle station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking any roof surveyor

  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • Will the report include photos?
  • When you will get the report

What to expect from a roof survey

What we do, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like The Pound, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Let us know about any leaks, stains or damp patches you know of
  • Check the loft hatch can be reached
