Roof survey in Ashburnham: what you get

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey clay and concrete tiles, chimney stacks and lead flashings, and people most often book us about gaps in the roof where coverings have gone and blocked, sagging or leaking gutters.

In a village or hamlet like Ashburnham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What happens if roof problems are left?

By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. For older village homes like those around Ashburnham, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Why choose Independent Roof Survey in Ashburnham

  • Thermal imaging and drones used where they help
  • Independent findings on the roof’s condition
  • Packages from £150, inc. VAT
  • Drone flown under a CAA Flyer ID and Operator ID

Take a look at what a roof survey costs or what we found on two real jobs.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • Chimney stacks
  • The roof space

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours at most homes, and longer for a large or complex roof. In a small place like Ashburnham, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the freeholder or managing agent

Ashburnham questions

Do you survey roofs for landlords with property near Battle station?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details.

Does a conservation area affect roof work in Ashburnham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

What’s the best way to book?

Just call 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping typically points to corroded nails, which we describe in the report.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

What affects the price in Ashburnham

Prices vary from roof to roof, for these reasons:

  • How many separate roofs there are, like extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to tell us when you contact us

Here’s what helps us most when you get in touch:

  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access

You can call us seven days a week. For a price or to book, call 07833 053749 or email us.

Local roofs in Ashburnham

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If your home is one of the older ones in the streets near Parish Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first. If you live near a park such as Ashburnham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Battle station, a roof report helps you deal with small faults before they turn into a call from a tenant.
