Prices for gutter surveys in Ashburnham

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What to tell us when you contact us

Getting the details right at the start saves time. It’s useful to include:

  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • Dates you’re working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

Gutter survey in Ashburnham

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you’ve noticed dripping or leaking gutter joints and overflowing valley or parapet gutters, we can find out what’s behind it, whatever the roof.

In a small place like Ashburnham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Ashburnham: your questions answered

Will you come out to Ashburnham?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Ashburnham listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or drop us an email.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Include valley, parapet and box gutters when clearing
  • Check from the ground or a window, not a ladder
  • Look for new stains on ceilings below valleys after rain
  • Look for green streaks or damp patches on walls

The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What a gutter survey looks like in Ashburnham

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For landlords with property near Battle station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Parish Church of St Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What happens if roof problems are left?

Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Outbuildings and barns around Ashburnham are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the price for the job before booking.

Signs you need a gutter survey in Ashburnham

Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.

A survey makes sense if you’ve noticed:

  • Water spilling over the gutter edge
  • Gutters that have fallen out of line
  • Valley or box gutters that overflow inside
  • Leaking or loose downpipes

Trees in and around Ashburnham Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What experience they bring
  • What exactly goes into their report
  • Whether the inside of the roof is included

What a roof survey includes

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Ashburnham can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We check them where they can be seen safely.
