Gutter surveys around Bodle Street Green
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Horselunges Manor, about 4.6 miles west, show how far back building in the area around Bodle Street Green goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near St John the Evangelist, its chimney, valleys and lead work are likely to be the parts that need attention first.

Gutter survey in Bodle Street Green: what you get
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey downpipes, eaves gutters and outlets and hoppers, and common reasons people get in touch are gutters that have fallen out of line and fascia boards damaged by overflowing water.
Some older homes in villages like Bodle Street Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Bodle Street Green: your questions answered
Do you cover smaller places like Bodle Street Green?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you carry out roof surveys in Bodle Street Green?
Yes, Bodle Street Green is one of the places we work. The survey and report are the same in Bodle Street Green as anywhere else, and visits run on weekdays and weekends.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you climb onto every roof?
Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you take photos of the roof?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours for a house, and longer for a large or complex roof. Older roofs in small places like Bodle Street Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Clear the way to the loft hatch
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors

What affects the cost of gutter surveys
We confirm the price for the job before you book. This is what makes a difference:
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
- Extensions, dormers and garages with roofs of their own
- The size of the roof
Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
Here’s what helps us most when you contact us:
- Any photos you have, taken from the ground or a window
- The property’s address and postcode
- When you need the report by
- What’s prompted the survey
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- The inside of a downpipe along its whole length
- Gutters out of sight from each safe vantage point
- Confirming asbestos in older rainwater goods
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
