Flat roof survey in The Pound: what you get

Ponding is frequently the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at a sagging deck under the covering and blocked or damaged outlets, across EPDM rubber, GRP fibreglass and upstands and outlets.

Somewhere as small as The Pound, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Flat roof surveys in The Pound: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Battle station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

The Pound is about 5 miles north-west of Bexhill-on-Sea, in East Sussex. Wherever you are in The Pound, we can carry out flat roof surveys at your property. Our area takes in places right across East Sussex. Our Brighton page covers surveys nearby.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around The Pound, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

What a flat roof survey doesn’t cover

It’s a careful look at the flat roof, not the whole story. The main limits are:

  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that aren’t safe to walk on or view

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets

Signs you need a flat roof survey in The Pound

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Common reasons to book include:

  • Standing water left after rain
  • Dips that suggest the deck is deflecting
  • Outlets choked with leaves and silt
  • Failed upstands where the roof meets a wall

If you live in an older home near Parish Church of St Peter, the flat roofs on later extensions tend to wear out long before the main roof.

What to expect from a roof survey

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What affects the price in The Pound

When we price a survey, we consider:

  • House, block, shop or office
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

Booking your survey

You do not need to know any roofing terms. It’s enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures of the roof from a safe spot, if you have them

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Your questions about flat roof surveys in The Pound

Do you carry out roof surveys in The Pound?

Yes. We work right across London and South East England, and The Pound is part of that. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in The Pound?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we will say so and suggest what would help.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
