Flat roof survey in Wood's Corner: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. Typical surveys look at splits and cracks in the covering and blisters and bubbles in the covering, on felt flat roofs, EPDM rubber and GRP fibreglass.

Flat roofs on exposed homes in small places like Wood's Corner take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Around Wood's Corner, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • If it is not your property yet, arrange access through the agent

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Bateman's, about 2.9 miles north, is one of the historic houses in the wider area around Wood's Corner. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Tips that help

From years of surveys, a few habits stand out:

  • Keep clear of rooflights and fragile roof sheets
  • Check new fixings through the roof are properly sealed
  • Note any new marks on ceilings beneath the roof
  • Plan a survey before the covering reaches the end of its usual life

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Why act early in Wood's Corner

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Older and listed buildings around Wood's Corner may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Take a look at how roof surveys are priced and two real surveys.

How we price flat roof surveys

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

Flat roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

A little information up front helps. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Common questions in Wood's Corner

Will you come out to Wood's Corner?

Is Wood's Corner in the area you cover?

Yes, Wood's Corner is one of the places we work. The survey and report are the same in Wood's Corner as anywhere else, and visits run on weekdays and weekends.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Common roof problems in Wood's Corner

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

Signs worth acting on include:

  • Ponding water that doesn’t drain away
  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments
  • Dips that suggest the deck is deflecting

For landlords with property near Stonegate station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
