Questions from Wood's Corner

Do you carry out roof surveys in Wood's Corner?

We do. Every survey there gets the same written report with photographs.

Will you come out to Wood's Corner?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do I need a roof survey if I’m having a RICS survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

Pre-purchase roof surveys for homes and businesses in Wood's Corner

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photographs and recommendations. We’re frequently asked to look into signs of past leaks inside the loft and gutters that overflow or drip at the joints, on lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers.

Some older homes in villages like Wood's Corner are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Roof by roof

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Surveys for landlords and agents in Wood's Corner

Any of our surveys can be booked by landlords, agents and building managers in Wood's Corner. To discuss a property or a block, ring 07833 053749 or drop us an email.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads
  • Faults hidden behind ceilings, boards or coverings

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Chimney stacks
  • Clay and concrete tiles
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Pre-purchase roof surveys in Wood's Corner: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to The Parish Church of St Giles: the roof may have had decades of patch repairs, and the survey shows where they are. With Bateman's about 2.9 miles north, the area around Wood's Corner has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you let a flat or house near Stonegate station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two at a typical home, and about three to four hours for a commercial roof. Somewhere as small as Wood's Corner, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • Show us where any leaks or stains appear

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Pass the findings to your conveyancer
  • Request records of any re-roofing
  • Let us know your timetable
  • Do not leave it until just before exchange

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
