About our pre-purchase roof survey in Punnett's Town
Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you are worried about loose pots and cracked flaunching and gaps where slates or tiles have come loose, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Punnett's Town, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Punnett's Town
A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which can affect how any work is arranged.
Signs worth acting on include:
- Signs of past leaks inside the loft
- Patch repairs that may hide an ongoing problem
- Standing water on a flat extension roof
- Loose pots and cracked flaunching
If you own a rental within reach of Stonegate station, a written report helps before buying a rental or paying for a new roof on one.

What happens on the day
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Punnett's Town can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Common questions in Punnett's Town
Does a conservation area affect roof work in Punnett's Town?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover Punnett's Town?
Yes. Our area covers London and South East England, and Punnett's Town is part of that. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Can I use the report to negotiate on price?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
How long does a pre-purchase roof survey take?
The visit typically takes about 1–2 hours for most houses, and more on a big or complicated roof. We will give you an idea of timing as you book.
What we look for on each type of roof
Lead flashings and valleys
Many leaks start at a flashing, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings, boards or coverings
- Whether the price should change, which is between you and the seller
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What our survey covers.

Buying a home or a new roof in Punnett's Town
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses such as Bateman's, about 3.6 miles north-east, show how far back building in the area around Punnett's Town goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. For older village homes like those around Punnett's Town, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.
