Landlord roof surveys for homes and businesses in Punnett's Town
We survey let and shared roofs in Punnett's Town and across London and South East England. Time on site usually takes between one and two hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the roof space and the roof where it is safe including by drone where it applies. A written report with photos follows. If you’re worried about mortar falling from ridges and verges and slipped or missing slates and tiles, a survey will tell you what’s going on.
In a village or hamlet like Punnett's Town, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

What we are asked to look at in Punnett's Town
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, particularly on taller buildings.
Look out for signs like these:
- Damaged pots and flaunching
- Failed flashings at walls and chimneys
- Worn ridges, hips and verges
- Missing or loose roof coverings
Take a building like Punnetts Town Community Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Your questions about landlord roof surveys in Punnett's Town
Do you survey roofs for landlords with property near Stonegate station?
Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and let us know about the building, including who will give access on the day.
How do I find out if my home in Punnett's Town is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
How do I arrange a landlord roof survey in Punnett's Town?
It’s easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof. Surveys run on any day of the week.
What happens on the day
The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes an hour or two for a house, and longer for a block or a building with several roofs. In a small place like Punnett's Town, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- Point out any leaks or damp patches
- Make sure pets are kept safely away
- For flats, check roof access has been agreed

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
What happens if roof problems are left?
Budgets work best when they’re based on the roof’s actual condition. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Around Punnett's Town, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.
Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.
Why us?
- Packages from £150, inc. VAT
- Independent findings on the roof’s condition
- A written report with photos
- Over 5,000 surveys carried out
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Local roofs in Punnett's Town
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Bateman's about 3.6 miles north-east, Punnett's Town sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
