Gutter survey in Punnett's Town

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about hoppers and outlets full of debris and downpipes that are split or coming away, a survey will tell you what’s going on, on downpipes, fascias and soffits and eaves gutters alike.

In a small place like Punnett's Town, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Punnett's Town, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

What affects the cost of gutter surveys

Several things affect the price of a survey:

  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • Extra roofs, like extensions, dormers or garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

There’s no need for technical words. It is enough to let us know:

  • What kind of property and roof it is
  • What made you get in touch
  • Your timetable, such as an exchange date
  • The address and postcode of the property

We survey roofs on any day of the week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Gutter surveys around Punnett's Town

With Bateman's about 3.6 miles north-east, Punnett's Town sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Stonegate station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Punnetts Town Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Around Punnett's Town, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Punnett's Town questions

Is Punnett's Town within the area you cover?

Yes, Punnett's Town is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Punnett's Town listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or drop us an email.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Will you photograph what you find?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you climb onto every roof?

Only if it is safe. We check everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

What we can’t see

A survey is a close look at the gutter, but it cannot do everything. Its limits include:

  • Underground drains, which need a CCTV drain survey
  • Rot or damp concealed behind fascias or inside walls
  • Hidden sections we cannot view safely

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Have gutters cleared at least once a year
  • Ask for valleys and parapet gutters to be cleared too
  • Watch the gutters during heavy rain
  • Check from ground level or a window, not a ladder

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get the gutters cleared every year or more often near trees. The best time is typically after the leaves have dropped. Clean gutters can do their job.
