Roof leak investigation in Punnett's Town, East Sussex
Know where you stand with the leaking roof before you spend money on it. We carry out roof leak investigations in Punnett's Town.
- Water coming in around a roof light or dormer
- Wet patches high on an inside wall
- Leaks below a flat extension roof
Signs you need a roof leak investigation in Punnett's Town
Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.
A survey makes sense if you’ve noticed:
- Drips in the loft during heavy rain
- Wet patches high on an inside wall
- Damp ceilings under a flat roof
- Staining around the chimney inside
Landlords with a home close to Stonegate station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Choosing a roof surveyor
- Is VAT included in the price?
- What follow-up you get after the report
- Which viewpoints they use to see the roof
- What insurance they carry
Roof leak investigations for homes and businesses in Punnett's Town
Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. We are often asked to look into wet patches high on an inside wall and leaks that appear only in driving rain, on flat roof details, rooflights and dormers and the roof space.
Many homes in small places like Punnett's Town face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Different roofs, different checks
Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in, especially in driving rain.
Chimney stacks
Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe viewpoint.
What affects the cost of roof leak investigations
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
- The number of roofs, including extensions and garages
- Building height and the viewpoints available
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
To price your survey accurately, we’ll ask about:
- Dates you’re working to, such as exchange
- Any photos you have, taken from ground level or a window
- Anything about access we should know
- Your postcode, so we can check access and travel
If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.
For landlords and managing agents
Letting agents can arrange access with tenants. Surveys run seven days a week, which helps when tenants work during the week.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What happens on the day
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Punnett's Town, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there’s safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Make sure we can get to the back of the property
- Jot down any questions you want answered

Common questions in Punnett's Town
Do you cover Punnett's Town?
We do. The survey and report are the same in Punnett's Town as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Punnett's Town?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
How long does the visit take?
It normally takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
What will the report tell me?
Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Will you fix the leak as part of this?
A leak investigation finds and reports the likely source. The repair itself is a separate job. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.
What a roof leak investigation looks like in Punnett's Town
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in. Bateman's, about 3.6 miles north-east, is one of the historic houses in the wider area around Punnett's Town. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you look after a building like Punnetts Town Community Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
